A Homeowner’s Checklist Before Booking a New Boiler Installation

Boiler replacement begins inside the house, but parts of the job often reach the garden. A new flue position, condensate route, scaffold tower or delivery path can affect paving, planting and access before the old boiler is removed. Those details are easier to settle during the survey than on installation morning.

Preparation also helps homeowners judge the quote on more than the boiler model. The right questions reveal whether pipework needs attention, which controls are required and how the installer will protect the property while work is under way.

Start With the Property Survey

Begin with what has changed since the current boiler was fitted. An extra bathroom, a loft conversion or a larger household may have altered heating and hot water demand. Repeated pressure loss, uneven radiators and frequent repairs are also worth recording, along with recent energy bills.

The assessment should establish whether the proposed position works, how much hot water the household uses and whether the existing pipework can remain. The route for the flue or condensate pipe can then be agreed before the quote is finalised. The recommendation should reflect the property’s needs rather than simply matching the size of the current appliance.

A boiler installation company should explain why a combi, system or regular boiler suits the property. The answer will depend on space, water use and the heating system already in place. A larger boiler is not automatically the better choice, and changing boiler type may bring extra work elsewhere in the house.

Decide Where the Outside Work Will Sit

The flue terminal needs a compliant position, so the flue route should be agreed before nearby planting, screening or garden structures become part of the plan. Ask the installer to show where it will appear from the patio, windows and main seating areas. A compliant position can still be awkward if vapour crosses a path or a trellis blocks access for maintenance.

Condensate drainage deserves the same attention. The preferred route may stay inside the property, but some layouts require an external section. The register also recommends getting two or three quotes, confirming the job in writing and checking public liability insurance.

Read the Quote Beyond the Boiler Price

An itemised quote should make clear what happens to the existing boiler, pipework and controls. Look for removal of the old appliance, system cleaning, radiator or valve work, electrical connections, condensate drainage and making good around new openings. If scaffolding or specialist access equipment is needed near a conservatory or planted area, that cost should also appear.

Ask what would count as additional work after the job starts. Old pipework may reveal problems once the system is drained, but the quote should explain how unforeseen work will be discussed and authorised. A low headline price is less useful when essential items appear later as extras.

Check who will register the boiler and what servicing conditions apply to the warranty. The installer should also state what labour or callout support is provided if a fault appears soon after completion.

Protect Paths, Borders and Working Space

The installation team needs a safe route between the vehicle, boiler position and outside work area. Move pots, hoses, garden furniture and fragile ornaments before arrival. If the route crosses a lawn or planted area, ask whether boards or floor protection will be used to spread the weight and help limit soil compaction, and agree where removed equipment will stand.

Planting close to the wall may need temporary protection rather than removal. Tie back climbers only where this can be done without damage, and mark bulbs or young plants that are hard to see. Point out irrigation lines, low garden lighting cables or shallow drainage that may not be obvious.

Plan Controls and Future Maintenance

Heating controls should match how the rooms are used. Zoned heating may suit a larger property, while a simpler programmer and thermostat may be enough elsewhere. Before buying a separate smart control, confirm that it is compatible with the proposed boiler and whether extra wiring or an adaptor is required.

Leave room for later servicing too. Cupboards, screening and new planting should not make the boiler, flue or external pipework difficult to reach. An installation that looks tidy on the first day can become awkward to maintain if routine servicing requires panels or established plants to be moved.

By installation day, the main decisions should already be settled, from access and pipe routes to the parts of the garden that need protecting. That preparation gives the installer room to work and leaves the homeowner with less to repair and tidy once the heating is running again.
